Why operationalise your PropTech?

PropTech is exciting. But often when the setup and initial excitement has faded, it’s no longer a fun challenge for the client, but rather seen as a chore to maintain. We have the opposite view, and we only get excited when the systems have been online for long enough to start gathering real data that is meaningful! This is where operationalisation comes in.


What do you mean by Operationalisation? And PropTech?


In our tech-driven context, operationalisation means defining the measurement of a system to achieve measurable and meaningful outputs. PropTech refers to any piece of property-related technology that is “smart” enough to be integrated into a larger system, allowing data to be captured from the device. This can range from A.I driven CCTV cameras, HVAC systems, elevators, alarm systems, solar infrastructure, IoT devices,  and more.


Make your PropTech work for you, not the other way around!


The problem comes when every device has its own app or management system. These multiple separate systems can be distracting at best, and a detriment to your overall management at worst! Without effective management, these systems can actually take time from facilities managers day by double handling info, or by them having to figure out which system broke, what needs maintenance, who to contact, and what to do in these situations. There is a need for centralisation and integration of these disparate systems into a centralised system so that it can be properly managed.


It’s important to be specific about what you are measuring.


We have a saying at Verifier, “You can’t manage what you can’t measure”. We emphatically believe in this principle. Without transparent and specific Standard Operating Procedures (SOPs), Facilities managers may focus on irrelevant ways of optimising the systems onsite, or inconsistently apply methods to maintain the systems effectively. Operationalization reduces subjectivity ( people’s opinion of what works and what needs maintenance), minimising the potential for chasing after “red herrings” and increasing the reliability of your system.


Where most facilities stumble when it comes to PropTech is in the follow through, and closing the loop. Without constant checks, maintenance, and feeding information back into your system, things can either slowly fall into a state of disrepair, or on the other extreme become a runaway snowball effect where systems are going haywire without the correct people actioning change and escalating accordingly.
